Understanding lien waivers

A lien waiver is a signed statement from a contractor, subcontractor, or supplier waiving lien rights up to the amount they've been paid. Owners collect them at each payment to protect the property from surprise liens.

Four types of lien waiver

Conditional progress — waives rights up to a progress payment, only effective once payment clears
Unconditional progress — waives rights immediately for a progress payment received
Conditional final — waives all rights on final payment, effective once payment clears
